Advice on making rooms or cottages unavailable if either one is booked.

Our client is a bed and breakfast that has a cottage with 2 rooms. People can either book the whole cottage or just a room. Obviously if the whole cottage is booked then people cant book a room and similarly if a room is booked then no one else can book the whole cottage. We are just looking for how the best way to handle this is as we cant figure out how to make either one unavailable if the other one is booked.

Anyone have any thoughts about the easiest way to do this.
